The Home Construction Cost: What You Should Know

Construction projects can be priced and assessed without too much difficulty. This is not quantum physics. As a Los Angeles general contractor, I understand how my clients feel and what they want. They are looking for the best quality and materials available at the lowest prices. Sometime I can hear them say what they won’t ask for – “do that for free”. Unfortunately, and as an old saying states, nothing comes for free. Because home construction cost is the primary factor that people consider when making decisions, I like to explain what “price construction”, or how I estimate costs works.

The factors that a contractor considers are in general: materials and labor, tools, licenses and permits. All these factors should be taken into consideration very carefully before the final construction cost is provided to the client. A home construction cost can also vary depending on the subcontractor, the quality of material and the area or state in which the project is completed. This is due to different permits and charges. For the contractor to avoid overcharging or undercharging, he also reviews previous projects and current materials costs to give an accurate answer to my clients’ “price construction question”.

In order to elaborate on the cost, let us first note that, on any one home construction project or home remodeling job, builders will use more than one type of material. Whether the task is just tile installation or counter top replacement or bath room remodeling, the number of materials and equipment needed can be many, and the total cost for the contractor could be expensive. Contractors often need to hire heavy machinery and equipment in order to complete the project, and this can drive up the price. The price of certain materials can be affected by the brand, the strength and the quality. Price of tiles can vary considerably depending on their brand, type and quality. Therefore, a bathroom renovation project will change significantly from one to the next, while the wood cost for framing stays relatively the same. The purpose of this article is not to go into detail about the cost of materials but rather give an overview of how construction projects are priced.

A general contractor will include professional labor in their estimate. Teams of licensed, certified and highly-trained professionals have gained their expertise through years of hard work and sweat in the field. They are therefore entitled to a decent salary for the quality of the job they perform. When it comes down to home renovation and construction, precision and craftsmanship are vital. This is why homeowners should not undervalue them.
